Cost of Hoarding Cleanup

Unfortunately, there isn't an easy way to calculate the cost of hoarding cleanup. Some of the factors we need to consider are as follows:


  • Number of rooms affected?
  • Size of the home and number of floors?
  • Is the home a free-standing structure, apartment, mobile home, etc.?
  • Does a basement or garage need cleaned as well?
  • Number of dumpsters needed. Each one costs approximately $550
  • Depth of clutter, trash, debris. Floor to ankle or floor to hip?
  • How much sorting needs to be done?


In addition to these questions, our team must determine the number of hours/days it will take to adequately clean the home. As mentioned above, the sorting time involved will greatly affect the cost. If our team needs to spend hours searching for collectibles, important documents, keepsakes, valuables, etc. the cost can easily increase by 30% or more. That said, sorting through items is one of the most important tasks for our specialists. The last thing we want to do is to discard items of value.


Based on our nearly two decades of experience, there are some cost ranges that may be helpful. However, please understand that every situation is unique and there is no "one size fits all" scenario when it comes to pricing hoarding cleanup. 


  • Single story, 1200 SF home, 3 bedrooms, 1.5 baths, no basement or garage. Minor amount of sorting needs to be done, as most items consist of trash, junk and personal effects that need to be discarded. No biohazards or animal feces present. Hoarding and trash is ankle deep. One dumpster required for this job. Cost approximation between $2,000 and $5,000. 
  • Two story, 2300 SF home, 4 bedrooms, 2.5 baths, with basement. Moderate amount of sorting needs to be done. Client needs our team to recover jewelry, tax documents and other important documents and collectibles. Hoarding and trash is waist deep. Three dumpsters required for this job. Cost approximation between $5,000 and $10,000.
  • Two story, 3200 SF home, 4 bedrooms, 2.5 baths, with basement and garage. Extensive amount of sorting needs to be done. Client needs our team to recover artwork, jewelry, silver coins, car titles, keys, comic books, tax documents and other important documents and collectibles. Hoarding and trash is floor to ceiling in some areas. Six dumpsters required for this job. Cost approximation between $10,000 and $25,000.
